Rent index

  • Performance specification

In many (but not all) cities and municipalities in Germany, you as a tenant or landlord can refer to a qualified rent index, e.g. in order to assess the amount of a flat rent or the permissibility of an increase.

A qualified rent index has been prepared according to recognised scientific principles and has been recognised by the municipality or by landlord and tenant stakeholders.

The qualified representative list of rents shall be adjusted to market developments every 2 years. This may be based on a sample or on the development of the price index for the standard of living of all private households in Germany as determined by the Federal Statistical Office. After 4 years, the qualified representative list of rents shall be newly drawn up.

Further explanations and a guideline for the preparation of a qualified rent index can be found in the "Hinweisen zur Integration der energetischen Beschaffenheit und Ausstattung von Wohnraum in Mietspiegeln " of the Federal Ministry of Housing, Urban Development and Construction.
