Performance specification
You usually need a building permit for the construction, erection, installation and alteration as well as change of use, demolition and removal of (structural) installations or parts thereof.
For a special building (e.g. high-rise buildings), the building permit is issued in the conventional building permit procedure.
For other building projects requiring approval, the building permit is granted in the simplified building permit procedure.
You can apply for planning permission by submitting a building application together with the necessary documents in analogue form.
You may only start building after you have received the building permit.The construction site sign must be visible from the public traffic area.
The building permit expires if you do not start building within 3 years after the granting of the permit or if the building work has been interrupted for one year after this period. The period can be extended by up to 2 years at a time with a written application.
Requirements
All required documents and forms have been submitted in analogue form. The project does not conflict with any public law regulations.
What are the fees?
The amount of the fees, except in the case of demolition, shall be based on the shell construction costs of the building. The respective municipalities can set fees that deviate from the list of fees in the Administrative Costs Ordinance by statute. Please contact the building supervisory authority responsible for you.
What deadlines do I have to observe?
A granted building permit is valid for 3 years. If construction is not carried out until a later date, an extension of the building permit must be applied for in writing before the deadline expires. This also applies if construction work has been interrupted for more than one year.
